Structural Steel Work by Lego International (Pvt) Ltd in ‘Whiteaways’ Project

About the Project:
This section will cover the process of repairing existing Steel Beams in ‘Whiteaways’ Building (Sir Baron JayathilakeMawatha, Colombo 01). The ‘Whiteaways’ Building is 100 year old three storey building and basically the structure of this building is steel beams and columns. Some of steel columns are jacketed with concrete. The building is much closer and exposed for a long time to sea therefore all steel beams and columns are corroded and deteriorated. The work consists of and blasting and application of marine paint on steel elements.

As the building is situated at the hub of the Colombo City, and especially in a high security zone the renovation work has to be done with much more care.
Many of the commercial buildings are situated adjacent to ‘Whiteaways’ Building where thousands of people around gathered around per day. They are;
I. Seylan Bank Building on Right Side
II. Lloyd’s Building on Left Side
III. HSBC Head Office Building – on Front Side
IV. CID Head Office – on rear Side
The biggest challenge is to perform the task without causing any harm to such adjacent buildings.

About the Project
The central point building is more than 100 years old and it is called ‘Old Sathosa Building’. Basically the structure of this building is steel and it is jacketed with concrete. The building is much closer and exposed for a long time to the sea therefore all steel beams and columns are corroded and deteriorated.

Main Activities
1. Sand blasting of all structural elements (beams, columns) and apply 3 coats of marine paints.
2. Welding of flange plates and web stiffeners to strengthen existing beams.
3. Removal of weakened slab panels and re concreting
4. Installation of New beams

Name of the project: Refurbishment of Existing Factory (Preparation & Foaming) Building
Employer: Noritake Lanka Porcelain (Pvt) Ltd

Details of the Project:
Having started in 1972, the Preparation & Foaming Factory Building at Noritake Lanka
Porcelain (Pvt) Ltd is nearly 43 years old. Since then, no infrastructure upgrading has been done
to this building. As a result, the building especially the roof was fairly fragile and had decided to
refurbish.
The work consisted of replacing of asbestos roof covering and wall cladding with Zn/Al
sandwich panels, Cement Block walling, Concrete beams, plastering, painting, aluminum
windows and louver panels, guard rails & ladders.
The biggest challenge of the project was to complete the most critical activities within 12 days of
time which fell in Sinhala & Hindu New Year season.

Four reinforced concrete silos are built on piled foundations. These structures were exposed to adverse weather and environmental conditions and had structural damages visible to naked eye. A condition survey and damage monitoring exercise was carried out and structural integrity of the structures was assessed. Strain gauges fixed horizontally and vertically on the surface of one silo at different heights were used with a dynamic data logger for gathering data. A data for a complete cement loading and unloading cycle was used for the analysis

Brief description of the project:

The existing building was corroded and it was required to sand blast the steel to remove corrosion while welding additional steel plates to strengthen the steel structure. An abetment was constructed and the structure was shifted manually. The biggest challenge was to complete the project within very short span of time.

General Description of the Project:
The Gaffoor Building consists of 4 floors including Basement Floor in where all the Steel Columns & Beams were highly corroded. Total area is 8250 sqm and the project involved Sand Blasting of all the corroded steel and painting. The extremely corroded steel portions closer to the ground was removed and replaced with new steel agents as to strengthen the structure.
